Terms of Service

1. Acceptance of Terms
By accessing or using the InsideOgbe Real Estate platform (insideogbe.ng), contacting agents via WhatsApp, or scheduling inspections, you agree to be bound by these Terms of Service in accordance with the Laws of the Federal Republic of Nigeria.
2. Accuracy of Listings & Due Diligence
While InsideOgbe performs title verification (checking Certificates of Occupancy, Governor’s Consents, Gazettes, and Surveys), buyers and tenants are strongly advised to engage independent legal counsel prior to executing deeds or releasing final purchase payments. InsideOgbe provides search reports conducted at relevant state registries as an advisory service.
3. Physical Inspections Policy
Scheduling an inspection via InsideOgbe is free of charge. Users must not pay any informal "gate fees" or "mobilization funds" to any unauthorized parties. All legitimate appointments will be confirmed via an authorized InsideOgbe agent WhatsApp line.
4. Agency & Professional Fees
Professional fees (such as customary 10% agency and 10% legal drafting fees for leases, or agreed brokerage commission for sales) are transparently disclosed prior to transaction execution and governed by standard real estate practices in Lagos, Abuja, and other applicable Nigerian jurisdictions.
5. Governing Law
These terms are governed by and construed under the laws of the Federal Republic of Nigeria. Any disputes arising shall be submitted to the exclusive jurisdiction of the competent courts of Lagos State or the Federal Capital Territory, Abuja.
